In Florida, a lighting system is a living thing: plants grow over fixtures, storms knock timers loose, salt and sun work on everything. Here’s what an actual maintenance visit covers.

The full visit

Every fixture tested, cleaned, and re-aimed. Lenses fog, mineral deposits build, and fixtures get bumped by pets, kids, and crews. Cleaning restores output; re-aiming restores the design. A system that’s never re-aimed drifts out of composition a degree at a time.

Lamps and LED modules checked. Failures get replaced — under warranty when applicable, which we track for every install so you don’t have to argue with anyone.

Controls verified. Timers and smart controls are checked and reset after the season’s power events. This alone prevents the classic “entrance dark at 7pm” call.

Wire, connections, and transformer loads inspected. The failures you can’t see yet — corroding connections, loads drifting out of balance, voltage sagging at the end of runs — get caught while they’re small.

Fixtures raised or relocated as plants mature. The uplight that was perfect at planting is buried in year three. Risers get extended, fixtures get repositioned, and the design keeps working as the landscape grows.

A written condition report. After every visit you know exactly what was done and what’s worth watching.

Annual or biannual?
